Autumn Property market in Brighton and Hove

 

Q. With the summer holidays over, is this a good time to put Brighton property on the market?

A. This, as you’ll appreciate, is one of those questions that agents get asked every year – funnily enough, round this time!

Certainly, September usually sees a quite significant increase in property market activity. Why? Well, partly of course because it follows the traditional August lull (which we did not actually experience this year for a change). For many of us, this is also very much a time of new beginnings, of mobility, with people moving to new jobs, children to new schools, and in certain areas an influx of students looking to rent accommodation in time for the start of the new term. Finally, for those of us who are planning to move to a new home, it’s natural to want to have it all done and dusted in time for Christmas, and before the worst of the winter weather makes the thought of moving house completely unbearable.

Whether all this makes September a particularly “good” time to put your property on the market in Brighon is an altogether different question, however. The perceived wisdom is that the property market is seasonal. However, timing is generally less important than you might think – particularly if, like most of us, you are selling in order to move on. Only first time buyers – and at the other end of the scale, probate sellers or those disposing of a property which is surplus to requirements for one reason or another – don’t have to manage two transactions at once.

What all this really means is that if you are planning to move home, there is rarely anything to be gained by waiting, even if you have a degree of flexibility over your move.

That said, this particular September is looking very auspicious, following as it does a summer of much more positive news for the housing market.
