Buyers; when to buy?
A common mistake buyers make is to 'play it cool' when they find the place they really want. When you find that place, don't mess around. Be decisive, offer the most you can afford for that property and make sure all the parties involved, mainly the agent and the seller, know you are serious. If you act unconcerned, that's what the agent will think and, if someone comes along, who may offer even a little less, but acts very positively and seriously, you may end up sidelined.
Of course, you need your finance absolutely in place and you need the agent to know the nuts and bolts of your financial situation and your timescale. Anything less, and they will not be able to put your offer forward strongly.
An agent has a duty of care to you, not just the seller, but for them to care, you need to be open and honest
